About Montebello

Montebello is approximately 4.75 square miles bounded by the Village of Suffern on the West, the Palisades Park on the North, Spook Rock and Airmont Roads on the East, and Dunnigan Drive (just South of the NYS Thruway) to, approximately, Hemion Road and Route 59 on the South.

The Village is largely rural in character and is one of the prime residential areas in Rockland County. Although residential zoning ranges from R-15 (medium density) through RR-80 (rural residential, 80,000 sq. ft.), a majority of zoning is RR-50. For more details see the Master Plan.

Along both sides of the Thruway, a corridor of zoning permits laboratory-offices in the LO zone, laboratory-office-campus in the LOC zone, planned industry in the PI zone, professional offices in the PO zone and neighborhood shopping in the NS zone. This corridor already includes the Holidome, the Executive I and II Office Parks, Ramapo Corporate Park, Montebello Park, a shopping center, two medical office buildings, etc.

Public Schools

Montebello lies wholly within the Ramapo Central School District. Suffern Senior High School, Suffern Middle School, and the Montebello and Viola Elementary Schools are within the Village’s boundaries.

Recreational Facilities

Two major recreational facilities owned by the Town of Ramapo, the Spook Rock Golf Course and the Spook Rock Pool, are located within the Village. The County’s Kakiat Park is also within the Village.

Roads & Highways

The road system within the Village totals 20.98 miles. Of this, 1.97 miles are State roads, 6.23 miles of County Roads and 12.78 miles of Village Roads. The major arteries include State Route 202, the NYS Thruway (Exit 14B is within the Village) and County roads including Airmont, Hemion, Montebello (portion), Spook Rock and Viola Roads, and Grandview Avenue and Dunnigan Drive.
